Excavating Your Property Before Building a Basement
The most common type of excavations done prior to starting any project include foundation work, footings, slab/footing installation, drainage system installation, grading, backfill, concrete pour, electrical conduit placement, plumbing trenching, water line installation, septic tank installation, etc. These types of projects usually take anywhere from 2-6 weeks to complete depending on the size of the property being worked on. If you have an existing house with a crawlspace under the floor, then you may not need as extensive of an excavation process because you won’t be digging down into the ground. However if you do plan on having a basement built, then you’ll want to make sure that all necessary permits are obtained and inspections completed by professionals who specialize in those areas.
The next step after completing the excavation is to build forms around the perimeter of the area that’s going to become the new basement. This allows us to create a formwork wall which helps keep dirt out while also providing support for the concrete pours. Once the forms are up, our team begins pouring concrete using either shotcrete or precast panels. Shotcrete is typically poured between 4’x4′ sections and takes about 3 days to dry. Precast panels are made of reinforced concrete and come in various sizes. We use them whenever possible since they’re more durable than shotcrete and allow us to save time during the construction phase. After the concrete has set, we begin installing rebar throughout the entire structure. Rebar is basically steel rods that help strengthen the concrete once it hardens. It’s very similar to reinforcing wire mesh that you would see in a fence post. Next comes the fun part – framing!
Our framers install studs along the top and bottom edges of the frame. Then we attach cross beams across each row of studs. Finally, we hang doors and windows onto the frames. Depending on the design of the room, we might even put insulation inside the walls. When everything is finished, we finish off the exterior of the walls with siding such as brick veneer, stucco, wood paneling, etc. Once the interior finishes are installed, we move on to finishing the rest of the basement. A typical basement includes a laundry room, utility room, bedroom and bathroom. Some basements also feature walkout decks, fireplaces, wet bars, entertainment centers, etc.
